To be qualified for a .US domain, you must be a US citizen, a permanent US resident, or a US entity such as an organization or corporation. You can also be a corporation with a bona fide presence in the US.

I still have to figure out why any one would want a .us sub-domain? I still think, even if one's market is in the US, that .com would be a much better choice.

.com is always better. But .US can stand for "us" like "love us" for example.
